Meet Eddy Perez
Eddy started in the industry in 2012 as a Leasing Consultant. Like many, it was assumed his role would be temporary while he pursued a degree in Ministerial Leadership. Little did he know that the temporary job he was working would turn into an impactful and fulfilling career. His story began at Equity Residential. Eddy quickly became recognized for his efforts and was selected to sit on the Diversity Council where he worked alongside C-Suite Executives on initiatives that would create EQR a more inclusive workplace. He would then move from S. Florida to Central Florida after two years to assist EQR on the disposition of assets.
In 2015, during his last assignment, Eddy decided to stay with Madison Apartment Group, who during the due diligence process decided to promote him to Assistant Property Manager. During his tenure with Madison Apartment Group, Eddy was the region's designated mentor and was appointed as a member of their due-diligence taskforce. As an Assistant Property Manager, Eddy consistently met and exceeded his role's key performance indicators, becoming one of the top performing APMs within MAG, he was promoted within 3 years to the role of Property Manager where he increased the asset's avg. net operating income by 13% while effectively managing a 3mm renvation budget and leading a world-class onsite team.
In 2020, Eddy was recruited to join the KETTLER team with the responsibility to pave the dirt for their Florida footprint. His first assignment was to complete the lease-up of a two-year old 350 units development that was operating at a deficiency at 40% occupied. In a short 9-months, alongside a stellar team that Eddy put together, the asset was stabilized and operating as it should have always - with excellence. What excited Eddy the most upon stabilization was the opportunity to promote his longtime Assistant Property Manager to the much deserved position of Property Manager.
Upon the stabilization of his first assignment, he was tasked with his second lease-up, a two-phased 474-unit asset. Eddy again formed a second-to-none team and has since considerably outpaced the asset's proforma expectations. Together with his team, they have been able to achieve 21+% rent growth, outpace budgeted occupancy proforma by 18+%, and reduced the need for concessions considerably, all while maintaining resident satisfaction. In 2021, Eddy was promoted to General Property Manager, where he now has oversight of both assets for a combined 824 units in Central Florida.
Eddy's accolades and awards have reached further than the assets he's managed. Most notably, Eddy was named a member of the 2021's NAA's 20 in their Twenties and IREM's 30 under 30 in 2020. He understands the importance of advocating and volunteering for our industry, having completed the Florida Apartment Association Leadership Lyceum program in 2020, Eddy was nominated and selected as a member of the Apartment Association of Greater Orlando's Board of Directors in 2021 with commitment until 2023, and is a part of the Government Affairs Council and DE&I committee. In addition, Eddy holds three industry specific designations, and it has always been his passion to see others develop into all that they were purposed to be.
